General Contractor Insurance Orange County — Built for How GCs Actually Work

Most GCs don’t lose jobs because their own coverage fails. They lose them because a sub’s certificate is wrong, an endorsement is missing, or a claim lands on their policy that should have landed on someone else’s.

We fix that.

Orange County General Contractors

Orange County GCs are held to a higher standard. Your insurance program needs to match.

Commercial and residential remodel work in Orange County means managing multiple subcontractors across active job sites — each one a potential liability if their coverage isn’t set up correctly.

GCs here deal with some of the most demanding certificate requirements in Southern California. Project owners, property managers, and HOAs routinely require additional insured status, primary and non-contributory wording, completed operations coverage, and waiver of subrogation — on every sub, on every project.

One sub on site without the right endorsements can expose your GL policy to a claim that should have been absorbed by theirs. One expired certificate can halt a job or disqualify you from a bid.

We’ve been writing contractor insurance in Orange County since 2007. We know what GCs here are asked to provide — and we know how to make sure your coverage and your subs’ coverage actually holds up when it matters.

What We Cover

Commercial insurance built for general contractors

General Contractor Liability Insurance (GL)

The foundation of every GC’s program. We make sure your policy includes the endorsements your prime contracts actually require — additional insured, primary and non-contributory, completed operations — not just the minimum that satisfies a checkbox.

Contractor Workers’ Compensation Insurance

If you have W2 employees, you need WC. If your subs are misclassified or uninsured, their claims can end up on your policy. We help you structure coverage so your exposure stays where it belongs — on each sub’s own program. More on workers’ compensation.

Commercial Auto Insurance

Company vehicles, hired and non-owned auto, equipment hauling — we make sure you’re covered for how your crew actually moves between jobs.

Inland Marine / Tools & Equipment

Tools on job sites, materials in transit, borrowed equipment — most GL policies don’t cover these. We make sure the gaps are closed before a claim reveals them.

CA Compliance

What Orange County GCs are required to carry — and what your subs need to provide

California requires every licensed contractor to carry Workers’ Compensation if they have employees. The Contractors State License Board (CSLB) also requires proof of insurance to maintain an active license. Letting coverage lapse — even briefly — can trigger a license suspension.

Beyond state minimums, most commercial projects in Orange County require substantially more. Common requirements from project owners, GCs, and property managers include:

  • Additional Insured status for both ongoing and completed operations (CG 20 10 + CG 20 37)
  • Primary and Non-Contributory wording (CG 20 01)
  • Waiver of Subrogation on GL, WC, and Auto
  • Umbrella or Excess coverage to meet contract limits
  • 30-day cancellation notice on all policies

These requirements flow down. What your prime contract requires of you, you need to require of every sub on your job. If a sub’s certificate doesn’t match your agreement, your coverage is the backstop.

The Subcontractor Compliance Kit includes a minimum insurance requirements checklist, a pre-qualification questionnaire, and an insurance compliance checklist — everything you need to vet a sub before they set foot on your job site.

Stop hoping your subs are covered. Know they are.

Every time you bring a subcontractor onto your job, you take on their risk — unless their coverage is set up to respond when something goes wrong.

Stage 1

Set Your Standard

The minimum insurance requirements every sub must meet before you sign them. Built into your subcontract so there’s no ambiguity.

Stage 2

Vet the Sub

A pre-qualification questionnaire that screens their license, insurance capability, X-Mod, references, and financial stability — before you hire.

Stage 3

Verify Their Coverage

An insurance compliance checklist to run once the sub provides their COI. Confirms the certificate actually meets the standard you set in Stage 1.

Stage 4

Track It Over Time

Nothing lapses mid-project. Every expiration on file, every renewal confirmed before work continues.

The kit is free. No sales pitch attached. It’s the same system we give every contractor client we work with — because a GC with properly covered subs is a GC who doesn’t call us about a claim that should have been someone else’s problem.

Frequently Asked Questions — General Contractor Insurance Orange County

What insurance does a general contractor need in Orange County, California?

General contractors in Orange County need at minimum Commercial General Liability, Workers' Compensation (if they have W2 employees), and Commercial Auto if vehicles are used on or between job sites. Most commercial projects and GC prime contracts also require Additional Insured endorsements (CG 20 10 and CG 20 37), Primary and Non-Contributory wording (CG 20 01), Waiver of Subrogation on GL and WC, and Completed Operations coverage. Inland Marine coverage for tools and equipment on job sites is recommended but not always required.

What insurance does a general contractor need to require from subcontractors in California?

California general contractors should require every subcontractor to carry at minimum: Commercial General Liability of $1,000,000 per occurrence and $2,000,000 aggregate on an occurrence form, Workers' Compensation at statutory limits, Commercial Auto if the sub drives to or hauls materials to the job site, and an Umbrella or Excess policy if the prime contract requires higher limits. The sub's GL policy must include Additional Insured status for both ongoing and completed operations, Primary and Non-Contributory wording, and Waiver of Subrogation. Coverage should be confirmed through both the certificate of insurance and the actual endorsements — the certificate alone is not sufficient.

What is the California Contractors State License Board (CSLB) insurance requirement for general contractors?

The California Contractors State License Board requires all licensed contractors to maintain Workers' Compensation insurance if they have employees, and to keep that coverage current to maintain an active license. A lapse in WC coverage — even briefly — can trigger a license suspension. General contractors licensed under a B classification are also required to carry a contractor's bond. The CSLB does not set a minimum GL requirement, but prime contracts, project owners, and subcontractor agreements typically impose their own GL requirements that far exceed state minimums.

What does Primary and Non-Contributory mean on a certificate of insurance?

Primary and Non-Contributory means the subcontractor's insurance policy responds first to a covered claim before any other policy — including the general contractor's own GL policy. Without this wording, both policies might share the loss proportionally, which can exhaust the GC's own limits on a claim that should have been entirely the sub's responsibility. Most commercial GCs and project owners in Orange County require Primary and Non-Contributory wording on every subcontractor certificate.

What is a Waiver of Subrogation and why do general contractors require it?

A Waiver of Subrogation prevents an insurance carrier from suing a named party — in this case the general contractor — to recover money it paid on a claim. Without a Waiver of Subrogation, a sub's carrier can pay a claim and then sue the GC to recover those funds, even if the GC is listed as an Additional Insured. General contractors typically require Waiver of Subrogation on a subcontractor's GL, Workers' Compensation, and Commercial Auto policies.

What is Completed Operations coverage and why does it matter for general contractors?

Completed Operations coverage extends a subcontractor's GL policy to cover claims that arise after the work is finished — not just while the work is in progress. For general contractors, this matters because construction defect claims often surface months or years after project completion. California's construction defect statute of repose can extend liability exposure up to ten years. GCs should require subs to carry Completed Operations coverage that extends at least one year past project completion, and many prime contracts require longer.

How do I verify that a subcontractor's insurance actually covers what the certificate says it does?

A certificate of insurance shows that a policy exists — it does not confirm that the required endorsements are attached. To verify coverage, request the actual endorsement pages from the sub's carrier alongside the certificate. For Additional Insured status, ask for the CG 20 10 and CG 20 37 endorsement pages. For Primary and Non-Contributory, ask for CG 20 01. For Waiver of Subrogation, ask for CG 24 04 on GL and WC 04 03 06 on Workers' Compensation. If a sub's broker cannot produce the endorsement pages, the coverage may not exist even if the certificate says it does.
